Chapin sits on the north side of Lake Murray, and much of its growth has come from families moving to be closer to the water. The town has kept its small-town center along Columbia Avenue while neighborhoods spread out along Amicks Ferry Road, Lexington Avenue, and the peninsulas that reach into the lake.
Lake lots are beautiful, but they come with steep ground, hard clay, and runoff that goes straight downhill. That is where most of our Chapin work comes from.
Landscaping on Lake Murray lots
Chapin is solidly in the Piedmont. The soil is red clay, often with rock mixed in, and the terrain rolls down toward the lake. Clay sheds water during heavy storms, and on a slope that water picks up speed and carries soil with it. Bare banks, gullies next to driveways, and mulch that ends up in the lake are all common.
Retaining walls are the most effective fix for steep lake lots. A series of shorter terraced walls with drainage stone behind them holds the slope, creates level planting beds, and gives you room for a patio or a path down to the dock. On gentler slopes, French drains and swales can redirect runoff before it cuts into the yard.
Paver patios are a natural addition on lake properties, and on clay they need a deeper compacted base to stay level. We build them to shed water away from the house and down the slope in a controlled way.
Lawns on Chapin clay benefit from loosened soil before sod goes in, and from irrigation that runs in shorter cycles so water soaks in instead of running off. Bermuda and zoysia do well in the sunny parts of most lots, and shadier spots under the hardwoods near the water often do better as planted beds.
Deer are common around Lake Murray, and they browse a lot of the shrubs sold at big box garden centers. When we plan beds for Chapin properties, we lean toward plants deer usually leave alone, such as distylium, many hollies, rosemary, muhly grass, and ornamental grasses, and we keep the favorites like hostas and some azaleas closer to the house. Hardwood leaf drop is heavy in the fall on wooded lake lots, too, so seasonal cleanup visits keep leaves from matting down on the lawn and clogging drainage paths.
In Chapin, the most common requests are retaining walls on sloped lake lots, paver patios, drainage, and sod with irrigation.
